Inspección Técnica de Edificios (ITE)
Regulations in Málaga mean that ‘edificios’ require a mandatory inspection by a qualified professional. The Inspección Técnica de Edificios (ITE) is based on the age of the building and will probably cost the relevant community (comunidad) somewhere between €540 and €700.
The first buildings requiring inspection are those built or refurbished prior to 1907 and the deadline for these has been set for November 11th 2008. Fines for non-compliance with the deadlines could be around €3,000.
The schedule is then:
Edificios constructed/refurbished between 1907 and 1931, deadline 11/11/2009
Edificios constructed/refurbished between 1932 and 1956, deadline 11/11/2011
Edificios constructed/refurbished between 1957 and 1981, deadline 11/11/2013
Edificios constructed/refurbished between 1982 and 1996, deadline 11/11/2016
Edificios constructed/refurbished after 1997 will require their first inspection on December 31st of the year during which they achieve the ripe old age of 20 years.
Edificios over 50 years old will subsequently require a further inspection after 10 years and those under 50 years old after 15 years.
